Mill Creek Housing Development Moves Forward in Dry Creek

AUBURN, CA MPG) - The Placer County Board of Supervisors have approved the Mill Creek Single Family Residential Project, a 322-home development with five neighborhood parks, including a pedestrian pathway, in the Dry Creek–West Placer community. The board’s action also certified the project’s environmental impact report.

The 65-acre site, south of PFE Road between Cook-Riolo and Antelope roads along the Sacramento County line, will replace existing nursery operations and vacant land with new single-family housing.

The project will be built in two phases. The first phase, off Antelope Road, will include 194 homes, a park, landscaped corridors and frontage improvements and widening along Antelope Road. The second phase, off PFE Road, will add 128 homes, four parks, additional landscaped areas as well as frontage improvements and widening along PFE Road.

Primary access will be through two gated entries: a signalized entrance on Antelope Road and a secondary entrance on PFE Road. The project will also provide a connection for emergency vehicles to Cook Riolo Road. Roadway improvements include widening segments of PFE and Antelope roads, new turn lanes, bike lanes, sidewalks and construction of a single-lane roundabout at the PFE and Cook Riolo intersection.

The project includes five private parks totaling 5.2 acres, with features ranging from playfields and bocce ball courts to picnic areas and walking trails. Affordable housing requirements will be met in part through 33 accessory dwelling units, considered affordable by design under county policy.

Public services will be provided by the Placer County Sheriff’s Office, Placer County Fire Department and local school districts. Utilities will be served by California American Water, the Dry Creek Wastewater Treatment Plant, SMUD and PG&E.

Construction is expected to begin following final permitting.
